How Muscat Is Organised
Not a compact city. Stretches 90km along the coast. All districts on or near Sultan Qaboos Road. Al Mouj to Old Muscat: 40–45 minutes without traffic.

Al Mouj: 6.5km coastline. Marina, golf, Kempinski. ITC (foreigners can buy). Self-contained. 1-bed: OMR 400–800.
Shatti Al Qurum: Restaurants, Royal Opera House. Most expensive lifestyle. 1-bed: OMR 400–600.
MSQ: Central. Highest expat family concentration. IKEA nearby. Schools within 10 min. 1-bed: OMR 350–550.
Qurum: Beach (2.5km). Natural Park. Good all-rounder. 1-bed: OMR 250–400.
Al Khuwair: Affordable central. North (embassies) vs South (residential). 1-bed: OMR 200–350.
Azaiba: Near airport. Some flight noise. 1-bed: OMR 150–250.
Seeb/Al Ghubrah: Grand Mosque. City Centre Mall. Local feel. 1-bed: OMR 120–250. Rush hour commute: 50–70 mins.
Muttrah/Old Muscat: Historic heart. Tourist area. Not for living — essential for exploring.
Emerging: Madinat Al Irfan: Vision 2040 development. Modern but less established.

- ‘Qurum’ and ‘Shatti Al Qurum’ share a postcode but feel completely different.
- Muscat has no central ‘downtown’. Muttrah is the historic heart but expats don’t live there.
